Soluna Acquires 397 Acres in Briscoe County, Texas to Build 300 MW AI Data Center Campus
Soluna Holdings, Inc. has completed the purchase of 397 acres in Briscoe County, Texas, securing the physical footprint for Project Dorothy 3, a planned artificial intelligence computing campus designed to deliver up to 300 megawatts of capacity powered by renewable energy. The NASDAQ-listed company did not disclose the financial terms of the land transaction.
A Cluster Takes Shape in Briscoe County
The newly acquired property sits adjacent to Soluna's existing Projects Dorothy 1 and Dorothy 2 and directly across from the substation serving the 150 MW Briscoe Wind Farm, a generation asset the company acquired in April.
That geographic arrangement positions Dorothy 3 for behind-the-meter access to power generated by a renewable energy facility Soluna itself owns.
The concentration of infrastructure in Briscoe County is becoming an increasingly central component of the company's development strategy.
With the wind farm, two existing computing projects, and the newly secured Dorothy 3 site, Soluna now controls a significant cluster of both generation and computing assets at a single Texas location.
Soluna CEO John Belizaire framed the land acquisition in terms of customer certainty. "Customers evaluating AI sites want to know how quickly we can get them to power," Belizaire said.
"Owning this land takes one more variable out of that answer." He added that controlling the Dorothy 3 site from land through power infrastructure gives prospective customers greater confidence when evaluating deployment plans.
Land and Power Ownership as a Development Advantage
The acquisition reflects a business model built on combining site control with owned generation capacity.
In data center development, access to large and reliable blocks of electricity has become one of the most consequential factors in determining where computing infrastructure can be deployed and at what pace.
By owning both the developable land and the adjacent wind generation, Soluna eliminates dependencies that would otherwise require negotiation with third-party utilities or independent power providers. The behind-the-meter configuration is a specific structural feature of the Dorothy 3 plan.
Power generated at the Briscoe Wind Farm substation, located directly across from the acquired property, would flow to the campus without passing through the broader grid in the conventional manner.
That arrangement can reduce transmission constraints and provide a more direct relationship between generation output and computing load. Soluna currently operates approximately 192 megawatts of energized computing capacity.
If Dorothy 3 reaches its planned 300 MW scale, it would represent a substantial addition to that operating base.
The company's broader development pipeline stands at approximately 6.3 gigawatts across multiple sites, though individual projects within that pipeline remain subject to development and execution timelines.
More Land Than Originally Planned
The 397-acre acquisition exceeds the footprint Soluna originally identified for the campus.
The company had initially targeted approximately 300 acres for Project Dorothy 3 before ultimately purchasing a larger parcel.
The additional land provides room for the campus to expand beyond its current design parameters. Soluna noted that the extra acreage creates flexibility to add more data halls if additional generation or energy storage capacity becomes available at the site.
That optionality allows the company to scale computing infrastructure without needing to acquire neighboring properties in the future, a consideration that can be logistically and financially significant as a campus matures.
Renewable Generation as the Core of the Business Model
Dorothy 3 is consistent with Soluna's broader approach to data center development, which centers on locating computing infrastructure alongside wind, solar and hydroelectric generation assets.
The company's stated strategy involves converting surplus renewable electricity into computing resources rather than treating power procurement as a separate or secondary function of data center operations.
To coordinate that relationship between generation and computing load, Soluna uses its proprietary MaestroOS software.
The platform manages computing infrastructure in conjunction with renewable generation output and grid conditions, enabling the company to adjust computing workloads in response to power availability.
The applications targeted by Soluna's computing infrastructure include artificial intelligence, high-performance computing, and Bitcoin mining.
Project Dorothy 3 is specifically described as being designed to serve AI and other compute-intensive workloads, reflecting the growing demand for large-scale computing capacity that has driven significant investment across the data center industry.
Next Steps for the Dorothy 3 Campus
With the land purchase completed, Soluna has established the physical foundation for Project Dorothy 3. The company described the next phase of development as translating its combination of owned land, owned renewable generation, and behind-the-meter power access into deployable computing capacity.
The Dorothy 3 campus would join Projects Dorothy 1 and Dorothy 2 at the Briscoe County site, consolidating Soluna's Texas operations around the 150 MW wind farm.
That integrated structure, spanning generation and computing assets at the same location, represents the operational model the company is applying as it works to expand its AI infrastructure portfolio from its current 192 MW of operating capacity toward the projects contained within its 6.3 GW pipeline.
