EdgeConneX Files Applications for Four Additional Data Centers in Cedar Creek, Texas
Applications for four new data center buildings in Cedar Creek, Texas, have been submitted to the Texas Department of Licensing and Regulation, with filings pointing to EdgeConneX as the developer behind an expanding campus in Bastrop County outside Austin.
Two Sites, Four Buildings
The four planned structures are spread across two addresses along FM 535 in Cedar Creek. Two of the buildings, designated EDCAUS31 and EDCAUS32, are planned for 6543 FM 535.
Each is designed as a single-story structure spanning 577,000 square feet, with USD 700 million in investment allocated to each building. Construction on both is scheduled to begin in October 2026 and conclude in December 2028.
The other two buildings, designated EDCAUS13 and EDCAUS14, are planned for 6682 FM 535, a separate address along the same road.
Each of those structures is larger, at 730,000 square feet, also single-story, and also carries a USD 700 million investment figure.
Construction on EDCAUS13 and EDCAUS14 is set to run from September 2026 through March 2029.
While the filings with the Texas Department of Licensing and Regulation do not explicitly identify the developer by name, local press has previously tied the land in question to EdgeConneX, and the naming conventions used in the filings align with other known EdgeConneX projects in the area.
Earlier Filings at the Same Address
The applications for EDCAUS13 and EDCAUS14 are not the first filings for the 6682 FM 535 address. EdgeConneX submitted applications for two earlier buildings at that location, EDCAUS11 and EDCAUS12, in June.
Those two structures are also each 730,000 square feet with USD 700 million in investment per building, and their construction window runs from June 2026 to December 2028.
The four buildings at 6682 FM 535 therefore represent a sequential expansion of what appears to be a single large development parcel.
Existing and Planned Facilities on the Campus
EdgeConneX already has other facilities planned or under development in the Cedar Creek area. The company's AUS02 site is located at 8001 Wolf Lane and is expected to span 578,000 square feet across two stories, according to a prior filing with the Texas Department of Licensing and Regulation.
According to the EdgeConneX website, the AUS01 facility sits on 130 acres at 6752 FM 535 in Cedar Creek and is designed to offer 96 megawatts of capacity across 920,000 square feet by 2027, with the potential to reach more than 336 megawatts in future phases.
The company's sales brochure outlines that AUS02 through AUS04 would include one building of 48 megawatts and two buildings of 96 megawatts each.
A Campus That Could Exceed a Dozen Buildings
Taken together, the scope of EdgeConneX's activity in Bastrop County is substantial.
At full build-out, the company's presence in the county could encompass more than a dozen buildings spread across more than 1,500 acres.
The new filings for EDCAUS31, EDCAUS32, EDCAUS13, and EDCAUS14 represent the latest additions to what is shaping up to be one of the larger data center campuses in the region.
At least part of the capacity being developed in Bastrop County is slated to be leased to CoreWeave, an artificial intelligence cloud firm.
The extent of that leasing arrangement, or whether it applies to any of the four newly filed buildings specifically, was not detailed in the filings or related materials.
Scale of Investment
Each of the four buildings covered by the new filings carries a USD 700 million investment figure, putting the combined capital commitment for just these four structures at USD 2.8 billion.
When added to the two buildings filed in June at 6682 FM 535, the six buildings at that address alone represent a combined stated investment of USD 4.2 billion based on the figures cited in the regulatory filings.
The investment figures attached to the earlier EDCAUS11 and EDCAUS12 filings at 6682 FM 535 were also USD 700 million each, consistent with the pattern seen across the newer applications.
The uniformity of the investment amounts across buildings of varying sizes suggests a standardized financial model being applied across the development program.
Construction Timeline
The construction schedules filed for the four new buildings span from late 2026 into early 2029. EDCAUS31 and EDCAUS32 at 6543 FM 535 are set for an October 2026 start with a December 2028 completion.
EDCAUS13 and EDCAUS14 at 6682 FM 535 are scheduled to begin one month earlier, in September 2026, but carry a longer timeline through March 2029. All four buildings are described as single-story structures in the regulatory filings.
