Real estate investment firm Thor Equities has submitted plans for a large-scale data center in Kingston, Bartow County, Georgia, marking the company's latest move into the rapidly expanding data center market.

The proposed facility, filed through an acquisition entity called Thor Acquisitions WC LLC, carries an estimated price tag of USD 1 billion and is targeted for completion in 2030.

Project Details and Specifications

The development, branded the Kingston Technology Hub, would span a proposed footprint of 350,000 square feet, equivalent to approximately 32,500 square meters.

The facility is designed to deliver 150 megawatts of capacity, placing it among the significant single-site data center developments currently in planning across the United States.

Thor Equities has estimated the project's water usage at 50,000 gallons per day, a figure that reflects the cooling demands typical of large-scale computing infrastructure. The company has set a completion target of 2030, indicating a construction timeline of several years from the point of submission.

Local Economic Impact

Thor Equities projects that the Kingston Technology Hub will generate approximately USD 2 million annually in tax revenue for the local area. The company has also indicated that the facility will create around 50 full-time jobs once operational.

Bartow County, located in northwestern Georgia, sits within a broader region that has attracted growing interest from data center developers due to its available land, energy infrastructure, and proximity to major metropolitan areas, including Atlanta.

Thor's Data Center Unit

Thor Equities was founded in 1986 and has historically concentrated its real estate portfolio on retail, residential, and industrial buildings.

The firm owns property across multiple continents, with holdings in the United States, Canada, Europe, Russia, India, and Latin America.

The company established a dedicated unit for data center developments called Form8tion, which was founded in 2023. The Kingston Technology Hub submission represents the continued expansion of that arm of the business as Thor works to establish a presence in the digital infrastructure sector alongside its traditional real estate holdings.

Legal Dispute in Ohio

The Georgia submission comes as Thor Equities is engaged in a legal dispute with a municipality in another state over data center development rights. In June, the company filed a lawsuit against the city of Urbana in western Ohio after Urbana imposed a moratorium on data centers.

Thor has stated that it had already announced plans for a facility in that city and had invested millions of dollars prior to the moratorium being put in place.

The lawsuit reflects the regulatory friction that data center developers have increasingly encountered in communities weighing the benefits and drawbacks of hosting large-scale computing facilities.
