Edged Files Plans for 2 Million Sq Ft Data Center Campus in Caldwell County, Texas
Data center developer Edged has filed with the Texas Department of Licensing and Regulation to build a major new campus in Maxwell, an unincorporated community in Caldwell County, located between Austin and San Antonio.
The project, to be known as Edged Austin, represents one of the company's most ambitious undertakings to date and reflects the continued acceleration of large-scale data center investment in Texas.
Project Scale and Timeline
The initial phase of Edged Austin will comprise a single-story facility at 11255 Hwy 142, totaling 869,685 square feet. Construction is scheduled to begin in June 2026 and run through June 2028.
Edged has stated it aims to invest USD 2.8 billion in this first phase of the project. At full build-out, the campus is expected to span more than two million square feet across two buildings, representing approximately 185,806 square meters.
County officials have already approved a tax abatement for the project, which carries a total projected investment figure of USD 7.3 billion.
The land on which the campus will be developed is owned by Capital Land Investments L LP.
An application for the project was first filed late last year, though Edged's name was not publicly attached to the filing at that time.
The company's involvement was subsequently confirmed through Caldwell County meeting notes from earlier this year.
Proximity to Power Infrastructure
The choice of Maxwell as a development site appears closely tied to available power infrastructure. According to Caldwell County meeting notes, Edged is planning to develop approximately 330 acres close to the LCRA Timmerman Power Plant, a 380-megawatt natural gas peaker plant that came online last year.
Proximity to dedicated generation capacity has become an increasingly critical factor in site selection for large hyperscale and wholesale data center projects, as power availability continues to constrain development in many established markets.
Maxwell's position in Caldwell County has begun attracting broader industry attention. Prime and PowerHouse are also reported to be looking at developing campuses in the same county, signaling that the area is emerging as a meaningful data center cluster outside the more established Austin metro market.
Background on Edged and Its Parent Company
Edged, formerly known as Edged Energy, operates as part of Endeavor, a company set up by Jakob Carnemark, the founder of data center firm Aligned.
The company has built a growing portfolio of facilities across Europe and the United States.
In Europe, Edged has data centers either operating or in development in Bilbao, Madrid, Barcelona, and Lisbon. Its U.S. footprint spans Missouri, Arizona, Texas, Georgia, Iowa, Ohio, and Illinois.
Existing Texas Presence
Edged already has an established and expanding presence in Texas. The company currently operates a data center outside Dallas in Irving, located at 505 N Wildwood Drive.
Plans for that facility, designated DFW01-1, were first revealed in September 2023, and the data center formally launched in January 2025.
The 11-acre site currently offers 24 megawatts of capacity across 168,610 square feet.
In January 2026, Edged secured permission to add a second 24-megawatt building at the Irving site, bringing the campus to a two-building configuration.
The company is also reported to be planning the development of another campus near Fort Worth, though detailed information about that project has not yet been made public.
The Caldwell County development, if completed to its full planned scale, would represent a significant expansion of Edged's Texas footprint and place it among the larger campus-scale operators in the state.
The combination of a targeted construction start next month, county-level tax support, and proximity to an operational peaker plant suggests the project is well advanced in its pre-development phase.
